The Structure

A Garden Room built to last...

Foundations

We believe a traditional concrete foundation is the most stable solution for garden rooms however depending on ground conditions alternative foundations would be considered. We excavate the existing soil then bring in mot type one which is compacted before a damp proof membrane is laid along with steel reinforcement prior to pouring concrete.

Construction on Frame

The treated floor joists are installed with further damp proof membrane to prevent any rot and we then install 100mm rigid insulation to the floor. Walls are then erected along with the roof and fixed with OSB and wrapped in a waterproof vapour membrane which allows the walls to breath. This also helps top prevent any condensation build up.  Within the walls we install 70mm rigid insulation with 100mm rigid insulation in the roof which is then wrapped in a further layer of vapour membrane.

Cladding

Cladding is installed onto treated batons either vertically or horizontally, whichever is preferred. We use the highest grade of stainless steel screws which provide the perfect fix onto Garden Rooms. Sila Select is our preferred cladding due to its extremely high grade finish and long life span. It really leaves the perfect finish. Other cladding can be sourced including themowood, cedar and composite, just let us know if you would like quoted on any of these.

Roof

We use one piece Firestone rubber epdm with matching uvpc trims to complete the look. The one piece rubber membrane ensures there are no joins which means no leaks on your roof. The rubber is glued onto the roof using pva then a contact adhesive is used around the edges and onto the face before installing the trims all which ensure the roof is made to last.

Internals

Internally we plasterboard then ames tape and paint the room, which includes skirting’s and water resistant laminate flooring. We can also offer assistance in constructing additional storage space or splitting the room in 2 as well as building bars and seating. There will be a minimum of 4 sockets, 4 lights and 2 external lights included within your price.

As with all builds please let us know if you would like any changes to the layout or to add additional windows, lighting decking or anything else that you might have seen or fancy, nothing is too much trouble!
